Collin County is growing fast. Here’s how to find your place in it.
That's the actual number. This town was founded in 1872 when the Houston and Texas Central Railroad came through and people moved from Highland to be on the line. A tornado tore through in 1921. It rebuilt, peaked around 500 residents by 1925, and then a fire in 1929, the Depression and farm mechanization froze it in place. Sixty-five years later, in 1990, it had 557 people.
Today the Census Bureau's Vintage 2025 estimates put Melissa at 29,969, up about 115% since the 2020 Census. On the Bureau's most recent one-year measure, Melissa ranked fourth fastest-growing among U.S. cities over 20,000 people.
Long-time residents date everything to the grocery store. Melissa had no grocery store at all until Kroger Marketplace opened in October 2024: 123,000 square feet, 300-plus jobs.
Dutch Bros built a $13 million, 65,000 square foot coffee roasting facility here in 2024.
The Melissa Industrial Park is largely build-to-suit and larger-lot. That's the right building for the businesses it was designed for. It's a different building than the one a five-person pool company, a custom cabinet shop, a low-voltage integrator or a landscape crew needs. This is that building.
We're not going to tell you the market is starving. We're telling you the market is mis-sized.
Melissa is a market for pools, irrigation, landscape design, generators, custom carpentry, AV and smart-home, epoxy garages and high-end remodeling. Those businesses need a clean bay near the work.
McKinney's historic square is about five miles south, 10 to 15 minutes; Anna is about 15 to 20 minutes north, and US-75 about 5 minutes west. Drive times are estimates.
Contractors, service trades, small fabrication, e-commerce stock and equipment storage have different needs. Tell us what you run so the Welcome Team can confirm the bay's features. Confirm that your specific use is permitted before signing.
